Why this tool exists

Quality you can actually compare

Every unit off a line is built to the same specification with the same crews and the same materials. That repeatability is impossible to achieve across independent site-built projects with rotating subs. If you inspect one finished unit, you have meaningfully inspected the one you are buying.

Factory conditions beat weather

A module built indoors never sits in the rain waiting on a framing crew. Lumber does not swell, drywall does not wick moisture, and the schedule does not slip because a storm parked over the site for nine days. That single difference — controlled environment versus open air — is most of why factory-built assemblies test tighter on a blower door than comparable site-built work.

Two schedules running at once

Site-built construction is sequential: permit, then excavate, then frame, then finish. Factory-built runs the site work and the building in parallel. While your foundation is being poured and utilities are being trenched, the structure is already being framed and finished on a production line hundreds of miles away. That overlap is where the calendar savings actually come from, not from anyone working faster.

Inspected more, not less

There is a persistent assumption that factory-built means less oversight. The opposite is true. Modules are inspected at multiple stations during production by third-party agencies, then inspected again on site after the set. A conventional stick-built house typically sees an inspector four to six times total. A modular unit is checked at every stage where a defect could be hidden by the next layer.

What the numbers are based on

Every figure in this tool comes from researched market data rather than a markup on a guess. Module costs reflect installed cost for that scope of work. The per-square-foot structure rates at $265, $325 and $395 bracket the finish spectrum from durable-and-clean through architectural-grade. Site costs are the real ones: foundation at $38 to $52 per square foot, trenching at $185 per foot past the first 50, crane beyond 100 feet of reach, permits and plan check, survey and certification, and freight at $7 per loaded mile.

The comparison column uses published all-in pricing from national turnkey builders whose pricing pages are public as of July 2026. Those companies are transparent about their numbers, which is exactly why they are useful benchmarks. We are not representing anything on their behalf — the figures are theirs, published by them, cited for comparison.

On the production window. The range this tool returns is driven by scope, then presented as a band because factory capacity is a supply-and-demand variable. Queue depth changes weekly. Material lead times on steel, glazing and finish goods have tightened, and seasonal demand compresses the calendar heading into spring. A window we quote today holds for the current production block. It is a real range, not a marketing number, which is why it moves.

What drives each of these

  • Foundation — Pier and beam is cheapest and fastest. Slab-on-grade is most common for permanent placement. Stem wall is often required in flood zones.
  • Utility trenching — Distance from your unit to the existing water, sewer and electrical service. Long driveways get expensive quickly.
  • Crane — Driven by how close the truck can park to the final placement. Trees, slopes and narrow lots all increase reach.
  • Permits and plan check — Highly jurisdiction-dependent. Some counties are a few thousand, some urban jurisdictions with impact fees are far more.
  • Survey, staking and certification — Required almost everywhere before a foundation can be inspected.
  • Site clearing and grading — Assumes a reasonably level, accessible lot. Rock, heavy vegetation or fill requirements change this.
  • Slope or poor soil adder — Applies on grades roughly five to twenty percent or where soil bearing requires engineered footings.
  • Septic system — Only when no municipal sewer is available. Perc testing comes first and can disqualify a site.
  • Well — Only when no municipal water is available. Depth drives the number and depth is regional.
  • Electrical service upgrade — Common on older properties where the existing panel cannot carry the added load.
  • Demolition of existing structure — Applies to teardown and replacement scenarios. Asbestos or lead survey may be required first.
  • Freight — Calculated from the fabrication facility to your site. This is the line item that makes regional pricing differ most.

How the process actually runs

Discovery and feasibility

We start with what the site will actually allow: zoning, setbacks, utility availability, flood zone, access width for a truck and crane, and whether the jurisdiction has a defined modular pathway. This is where projects get saved or killed, and it costs nothing to find out.

Design and fixed pricing

Layout, finish level and options are locked, and the price for the building is set at that point. Site work is priced separately and transparently, because that is the number that varies with your specific lot and the one most suppliers hide until you are committed.

Permitting in parallel

Plans go to the state modular program or local authority while the site work begins. Running these concurrently rather than sequentially is where most of the schedule advantage lives.

Production

Your unit enters the line. Framing, envelope, mechanical rough-in, insulation, drywall, finish, fixtures and cabinetry happen at successive stations with inspection at each. You get progress documentation rather than guesses.

Site work

Foundation is poured or set, utilities are trenched and stubbed, access is prepared for the delivery truck and crane. This runs while your unit is in production.

Delivery and set

Modules are transported and craned onto the foundation. For a single-module building this is typically a matter of hours, not days — the set itself is the fastest part of the entire project.

Button-up and closeout

Marriage lines are joined, mechanicals and utilities are connected, exterior finishes are completed at the seams, final inspection is called, and you get your certificate of occupancy along with documentation.
